The existing home underwent a comprehensive transformation to create a sophisticated, contemporary retreat. The design prioritizes natural light, panoramic views, and seamless indoor-outdoor living.

The entrance hall, with its sleek lines and minimalist design, welcomes visitors into the heart of the home. A striking staircase with a floating timber design leads to the upper levels, while large windows and skylights flood the space with natural light.

The open-plan living area is designed for both relaxation and entertainment, featuring expansive glass walls that open onto a wrap-around terrace. The use of natural stone and wood throughout the interior creates a warm, inviting atmosphere, while modern furnishings and high-end finishes add a touch of luxury. The kitchen, with its state-of-the-art appliances and custom cabinetry, serves as the home's focal point.

Bedrooms are positioned to take full advantage of the stunning views, each with large windows and private balconies. The master suite features a spa-like bathroom with a freestanding tub and a walk-in closet. All bedrooms offer ample storage and are finished in a palette of soft, neutral tones.

Sliding glass doors lead to a landscaped garden, providing a green retreat in the heart of the city. The kitchen, with its sleek cabinetry and state-of-the-art appliances, forms the hub of the home.

The existing house was meticulously restored and expanded to fulfill the client's vision of a luxurious, modern family home. Emphasis was placed on preserving the character of the original structure while introducing elements that enhance functionality, light, and connectivity.

The entrance hall showcases a blend of old and new, with original features such as decorative moldings and a grand staircase complemented by modern lighting and sleek finishes. Large windows and strategically placed skylights ensure that natural light permeates the interior, creating a bright and airy atmosphere.

Inside, the layout is designed for fluid movement between the living, dining, and kitchen areas. Killakee House

This home is located at the foothills of the Dublin mountains. The original house provides a calm interior with a simple pallet of finishes and collection of furniture and artwork. The client brief was to create a brighter, larger kitchen & dining area, better connected to the surrounding garden and scenery.

Initial modelling explored the contrasting concepts of openness and shelter. The resulting built form wraps the internal space while providing connectivity to the outdoor seating and planting areas. The composition of openings frame key views and deliver a panoramic aspect, while maintaining a comfortable environment.

Internally the plan is designed to be as open as possible while providing a little separation between the functional area of the kitchen. Finishes are simple and run through seamlessly from the existing house. The external form is simple and designed to allow views over the extension to the landscape beyond and keep the integrity of the original gable end.

Externally a simple timber pergola and a planting deck address the main openings, and provide structures for planting at the interface with the surrounding landscape.

The existing structure underwent a complete renovation to meet the client's vision of a modern and sustainable home. The design focused on maximizing natural light, ensuring energy efficiency, and creating a seamless connection between indoor and outdoor spaces.

The entrance hall features a dramatic staircase with a glass balustrade, guiding visitors through the home and offering glimpses of the sea. High ceilings and strategically placed skylights flood the interior with daylight, while large windows frame the stunning views.

Inside, the open-plan layout encourages fluid movement between the living, dining, and kitchen areas. The use of natural materials, such as stone and wood, adds texture and warmth to the contemporary aesthetic. Full-height sliding doors open onto a spacious terrace, blurring the lines between interior and exterior living.

Bedrooms are designed with comfort and privacy in mind, each with en-suite bathrooms and ample storage. The master suite boasts floor-to-ceiling windows, offering uninterrupted views of the ocean.

Externally, the house features a combination of white render and timber cladding, creating a harmonious blend with the natural surroundings. The landscaping complements the building's design, with native plants and grasses enhancing the sense of place and privacy.

Dundrum House

This home is located in close proximity to a quiet local park and enjoys views of the woodland and mature trees from the front. The existing house required significant modifications and expansion to deliver on the client brief for a contemporary family home. In addition to the functional requirements, light, connectivity to the outdoors and adaptability were key design considerations.

The hall creates a direct axis through the house, widening to bring as much light as possible to the centre of the plan and provide visual links to the front and rear gardens. Ceiling heights have been raised to allow tall windows bringing surrounding tree foliage into view.

Internally the plan is designed to be as open and free flowing as possible with full height glazed doors and screens to the hallway; the primary spaces formed in a soft white finish and a single floor material throughout. A wall and stairs of oak slats organises movement; anchors the composition and with the fitted oak furniture brings a natural warmth to the space.

The other rooms in the home are finished with oak flooring or tiles and painted to suit the function and orientation while storage spaces are discreetly located within walls.

Externally the massing of the building respects the streetscape and is modelled to optimise natural light in home and garden. A soft white render and red brick bedded in a light mortar form the basic pallet. A natural tone is introduced at ground level to the front enhancing the entrance way.
